Four Steps to an Estimate

  1. Describe the roof. Share your address, its rough age and what's bothering you: a leak, storm damage, worn shingles or simply years.
  2. One roofer gets your request. An independent roofer who covers your area calls to pick an inspection time.
  3. The inspection. Expect a check of shingles, flashing, vents and, where reachable, the decking from the attic side, with photos.
  4. A written estimate. It should be itemized and list the permit. Nothing is owed unless you sign a contract with that roofer.

Registered, Insured, Local

South Carolina registers roofers instead of licensing them by exam. Anyone roofing a home for more than $500 has to hold a residential specialty contractor registration from the SC Residential Builders Commission, and jobs over $5,000 need a $5,000 surety bond on file. You can confirm any roofer's status through LLR's online licensee lookup or by phoning the Commission (803-896-4696).

  • Registration. Make sure the name on the LLR lookup matches the company on your estimate.
  • Insurance. Ask for current proof of liability coverage and workers' compensation.
  • A local address. Look for a real business address in the area, not just a cell number.
  • The permit. In Columbia the roofer pulls it from Planning & Development Services, so ask to see it.
  • References. Ask for a few recent jobs nearby that you can drive past.

What We Won't Promise

Code § 40-59-25(E), that offer is against South Carolina law. A roofer can document and price damage, and that report is yours to use when you deal with the insurer, but the roofer can't negotiate the claim for you (§ 40-59-25(D)). Only a public adjuster licensed by the state can be paid to adjust a claim. We also can't promise a grant: SC Safe Home covers 11 coastal counties, and Richland and Lexington counties aren't among them.
