This area isn't drawn as a circle on a map. It follows town and county lines instead: the City itself, the river cities of West Columbia and Cayce, Forest Acres, and the growing towns of Irmo, Lexington, SC, Blythewood and Chapin. Unincorporated neighborhoods next to those places in Richland and Lexington counties are welcome too.

The Town List
Distances are rough estimates from downtown Columbia.
- Columbia. A re-roof inside city limits needs a City roofing permit, pulled by your roofer from Planning & Development Services, (803) 545-3420. Historic districts such as Melrose Heights/Oak Lawn and University Hill add a free design approval step.
- West Columbia. About 2 miles west, across the Congaree in Lexington County. Chartered in 1894 as Brookland and renamed in 1936, it lists re-roofs as a permit type. Its Building Department sits at 200 N. 12th Street, (803) 791-1880 ext. 183.
- Cayce. About 3 miles south, also across the river. Chartered in 1914, with a median home construction year of 1964 in its comprehensive plan. A roof replacement needs a permit; a small shingle patch doesn't. Building Services: 1800 12th Street, 803-521-6859.
- Forest Acres. About 5 miles east-northeast, a separate city inside Richland County, even where mail says "Columbia." Gills Creek Memorial Park opened there in April 2024. Permit questions go to the City Hall Building Department, 5209 N. Trenholm Road ((803) 782-9475), and your roofer confirms.
- Irmo. About 10 miles northwest. Incorporated on December 24, 1890, as a railroad stop, and home of the Okra Strut. A contracted firm, CC&I Services, issues building permits, so your roofer confirms with Irmo Town Hall ((803) 781-7050).
- Lexington, SC. About 12 miles west. The Town of Lexington, incorporated in 1861, is not the same as Lexington County around it. Inside town limits, ask your roofer and the Town's Planning & Building office (803-356-5938).
- Blythewood. About 18 miles north-northeast. The town grew up around the railroad under its first name, Doko, and Town Hall sits in the 1855 Hoffman House. Your roofer checks the permit question with Blythewood Town Hall, 171 Langford Road ((803) 754-0501).
- Chapin. About 21 miles west-northwest, on Lake Murray. A town of about 1.9 square miles, incorporated on December 24, 1889. Official sources disagree on who issues permits there, so your roofer confirms who issues the permit.
Each town has its own page with local storm history, costs and questions: West Columbia, Cayce, Forest Acres, Irmo, Lexington, Blythewood and Chapin.
Outside the List?
Plenty of homes carry a Columbia, Irmo or Lexington mailing address but sit outside any town's limits. For those, the county handles permits. In unincorporated Richland County, your roofer should check with Richland County Building Permitting and Inspections ((803) 576-2140). For unincorporated Lexington County, the office to check with is Lexington County Building Permits ((803) 785-8130).
If your street isn't listed or the area check comes back unsure, call (803) 555-0152 anyway. We'll tell you honestly whether we can pass your request to a roofer who works there.
